Clearbrook Community Association FAQs
Clearbrook
is a gated community situated on 450 acres in the heart of Monroe Township,
NJ. Clearbrook boasts 2,026 condominiums
which houses approximately 3,000 residents in apartment style condos with
elevators, attached ranch homes and two-story townhomes. Clearbrook offers endless activities and amenities
with its 25,000 square foot Clubhouse, two outdoor pools, three tennis courts, two
pickle ball courts, two bocce courts, four shuffleboard courts, and a Cultural
Center for meetings and events. There is
also a public 9-hole golf course set on 60 acres with a practice green and
driving range.
What is
the age requirement for living in Clearbrook?
At least one resident must be 55 years or older. All other residents living in
the household must be at least 48 years of age.
What’s
included in my monthly maintenance fees?
Lawn maintenance, snow removal, water,
sewer, use of all the amenities, on-site nurse available 24-hours per day, local
shopping bus, gate security and patrol, exterminator services, garbage and
recycling collection, exterior home maintenance (i.e.: roof, siding, gutters,
driveway, walkway), and vent cleaning. Monthly
fees also pay for the operation and maintenance of the common grounds and
facilities that are managed by Clearbrook’s on-site management company.
There’s
so much included, what is an owner of Clearbrook responsible for?
Property taxes, homeowner’s insurance
(HO6 policy for owners, HO4 for renters), and all utilities excluding water and
sewer. Units are all electric. Owners are responsible for the interior of their unit up to and including the painted walls. Additionally, the first 3 feet of the
perimeter of the home’s exterior, called the planting area, is up to the unit owner
to maintain. Each section and unit have
their own Master Deed that stipulates what the unit owner’s responsibility is
and what the section responsibility is in regard to the unit.
How do I
contact the local utility companies?
JCP&L is the local electric company and they can be reached at (800) 662-3115. Comcast is the local cable company and they
can be reached at (800) COMCAST or (800-266-2278). A satellite dish can be installed but only with written approval from the association. Verizon Fios is not currently available in the area but for their
landline service please call (800) 837-4966.
When is
trash and recycling picked up?
For residents with curbside service, trash
and recycling are both picked up each Wednesday using the regulation bins issued
by the sanitation company. For residents
with dumpster service, pickups occur every Monday, Wednesday and Friday.
What if I
need something repaired or replaced in my home?
RezKom Maintenance Services is
conveniently located on-site and is available for an additional charge, based
on the type of repair. Owners, however, are welcome to use any repair company of their choosing. Many structural updates or replacements require
association approval and, in some cases, a township permit so please contact
the administration office prior to starting any home improvement projects.
How is
the association set up?
Clearbrook is made up of 19 separate associations. The master, Clearbrook Community Association (CCA) is made up of 9 elected board of directors that are unit owners. This master association governs the
administration of all community and recreational facilities and services. The remaining 18 associations – called
sections – govern the common elements of the units, their surrounding property
and the land that encompasses that section. These associations are made up of 5-9 elected board members that are
unit owners.
Condo
associations have lots of rules, where do I even start?
The CCA’s governing documents are
their bylaws and the community also has rules & regulations that homeowners
need to abide by. The sections’
governing documents include a master deed in addition to their own bylaws and
rules & regulations. Each section has their own individual set of laws and rules. These can all be found under the “Governance” tab of this website. It is also strongly recommended that owners and residents attend board meetings. Important decisions are made during these meetings and all owners in
good standing are eligible to vote and ask questions.
How do I
inquire about homes for sale or rent?
Perspective buyers or renters would contact a local realtor. Several can be
found on this website under the “What’s Nearby” tab. Clearbrook Administration does not provide
home sale or rental services.
What happens
after I close on my new home or after I sign a lease?
Call the Administration office at (609) 655-2706 as soon as you close or sign a lease. New buyers need to present their closing
documents to gain access into the community and new renters would need to
present their lease. New residents will
be provided with welcome documents, registration forms to complete and have an
informal meeting. After which, they will
be issued a Clearbrook ID card and barcode stickers for their vehicles (with proper documentation).
How do
visitors gain entry into the community?
Residents can provide the office with a
list of their frequent visitors. These visitors can gain entry at all times
when they announce themselves at the main gate. Residents must notify the gatehouse in advance of all other
visitors. Residents will be called by the gatehouse upon the arrival of a temporary one-time visitor. It should be noted that visitors, including
live-in aides, will not be given barcode access. There are no exceptions.
Once I am
an owner or a resident how can I receive information on what’s happening in and
around the community?
If an email address is provided then
new owners and residents will receive periodic email updates and can gain
access to the website portal. Simply click on the “Contact Us” tab and request a login. The website’s public portion and portal also
provide a wealth of information that is constantly updated. Information can also be found on local TV
Channel 26, through the Voice of Clearbrook (VOC) – our own radio station, and
through the free monthly newsletter called the Courier that is delivered
directly to your home. Robo calls and
mailings will also be delivered from time to time.
